TAX CERTIFICATE SALE SCHEDULED IN CASS CO

On Thursday, January 7, 2016 at 10 a.m., in the Commissioners' Hearing Room, 2nd Floor, the Cass County Board of Commissioners will conduct a live tax certificate sale of delinquent properties that did not sell at the prior Cass County Tax Sale.

In Indiana, county commissioners are authorized to offer for sale a tax lien on delinquent properties that remain unsold and unpaid from a prior year's county tax sale. On January 7 at 10 a.m. the Cass county Commissioners will offer 71 previously unsold tax sale certificates at a live public sale for opening bids that equal less than the total amount due in delinquent taxes, costs and penalties.

"The purpose of the commissioners' certificate sale is to offer delinquent properties at a discounted price for the purpose of collecting back taxes and returning these properties to the tax rolls," explained Cass County Auditor Vaneen M. Ide. "Unpaid property taxes affect the funding of local government services and penalize responsible taxpayers with higher property tax rates to make up for the shortfalls in revenue."

The internet sale will begin January 15 at 9 a.m. EST and will close January 22 at 2 p.m. EST. Auction participation and registration is located at www.zeusauction.com. The parcels that will be available at this sale will be those that do not sell during the live auction being held January 7 at 10 a.m.

In addition to serving as a source for local governments to collect unpaid property taxes, commissioners' certificate sales also serve as an opportunity for real estate investors to earn interest income upon redemption of the property within 120 days from the sale date, or to take title to the property through a post-sale process that invovles petitioning the local court for a tax deed.

The Cass County Commissioners have contracted with SRI, Inc., an Indianapolis-based company founded in 1989 that conducts county tax sales and commissioners' certificate sales for over 84 counties in Indiana plus additional counties in Colorado, Iowa, Florida, Louisiana and Michigan.
